The apartment is quite nice — really like the built-in work and would take a closer look at the joinery/woodwork if I were interested in the place. Building appears to have nice bones. And damn, do I want a fireplace. I deserve one. Also, central air is a huge bonus. $1.295M for a 1/4 share of a brownstone is not my bag. I wouldn't want to pay $10K+/year for maintenance and taxes—I understand it's very hard, but I'd double my efforts in looking around for the same price per square foot in a newer condo or stand-alone home.
