RE: Manhattan-style. (whatever that means). Ugh – the developer’s bldg in Chinatown is as fugly as they get (and that ‘hood may have the worst examples for new fuglies).
But as far as size, density at that particular location on Baltic—> don’t the neighbors have other things to be concerned about?
Across street : boarded up bldg that looks like ready to fall down, for years abandoned foundations and piles of garbage accumulation, a store (or 2) around the corner that seem to me are ‘drugstores’,etc. And the construction site across street seems have come to a standstill – and who knows if another market downturn – they’ll have abandoned site for another 20 years.
Besides the one house next door, the rest of the bldgs along that side of block are walkup apt bldgs aka tenements- so ‘Brooklyn backyards’ is not an issue. (and one of them seems to have some drug pushing going on also)
If it were me next door I’d be cheering. With the size, height, density of ‘projects’ a few yards away – more density of ‘market rate’ bordering it would be a major plus.

The woman in the article says she makes upwards of $3500 a month in rent. I assume that comes out to more than she would make per a monthly rent even after she pays the higher insurance rate?

One must declare the income just like any other rental situation. The real distinction between ordinary rental and this approach is insurance (your company likely to view you as running a rooming house,thus, higher rates), and sales taxes (if you rent out more than 1 unit in your building you must collect State and City sales tax plus the hotel room and occupancy tax.

Re: MAS presentation. Would not pre-judge as 9:12 has done. I was fortunate enough to see a preview of the MAS presentation and can only hope that representatives from FCR, Marty Markowitz’s office and any other pro-Atlantic Yards development concern sees it in light of the ideas in the presentation for making the project more neighborhood-friendly. Unlike the Dan Goldstein crowd, I believe MAS is of the mind that AY is going to happen regardless of opposition (politicians have already been co-opted), and so, are taking a “let’s make the best of a bad situation approach” in offering useful suggestions for the development of AY that can garner broader support in the community. I strongly encourage both sides of the debate to attend what should promise to be an illuminating presentation.
Under a certain size, there are no licensing requirements for B&Bs. Declaring the income is another story though and I imagine you would want a pretty good insurance policy.
Re: the B&B — you think all those running them are legal? Short-term, transient rentals in residential blocks. Declaring all their income, etc?
The MAS presentation may as well be entitled “Why the Atlantic Yards Can’t Work”. With the given panel, it’s hardly a balanced discussion.
