Jim Mamary, Smith Street’s OG restaurateur, said at yesterday’s Brooklyn Real Estate Roundtable that the two Brooklyn neighborhoods he’s maybe possibly thinking about opening restaurants in are Crown Heights and Greenpoint. When the Times profiled Mamary and his partner Alan Harding last year, Mamary mentioned that he thought Crown Heights looked promising but didn’t talk about Greenpoint. Mamary also said yesterday that a typical 50-seat restaurant build-out for him costs around $250,000.

Again, Franklin is his best best. An upscale restaurant on Nostrand might attract a few yuppie types, but it wouldn’t turn the profit that a Franklin Avenue location would. Maybe in a decade or so, but not at present.

Incidentally, how did he let someone beat him to opening Milk Bar?
I like Mr. Harding’s enthusiasm. However, simply opening new restaurants without keeping the current ones focused and consistent is not a good long term business plan. Whiskey Sunday a.k.a Fish and Sip in Lefferts Gardens has been nothing short of a disaster the year or so it has been open.

Crown Heights is a place looking for more, and better restaurants. We have great ethnic food, but they are too tiny to eat and relax in, or take out only. One decent eat in place would be practically overwhelmed with business. Everything is packing onto Franklin but Nostrand is a major commercial strip waiting to happen.
MAybe he could open a Sports Bra.
