I bought one of these so-called “overpriced” and “tasteless” units and found that for a brand-new place with $22 a month tax and $179 a month maintenance to be right on the park and in a building w/o fire escape (2006 code–internal fire doors and sprinkler system) is pretty good. I’d like to see someone find something cheaper in a desireable area two blocks from the train in a well-policed area. Of course, when a unit is older and crumbling or co-op like on Reeve Pl, there you have lower prices as its not condo. P.S. someone pays $1500.00 month rent in those units so do the math.
I agree WT is overpriced. You may have looked at 40 or 50 studios lately but look again in two years.

I looked at the properties at 167 PPSW (which are now under Warren Lewis) and one unit is listed at 1016 sg feet, when in reality, we get there to see it was 482 sq ft!!!
Even worse, WL is using the layout plans printed by Developers Group and they put a sticker over the sq footage. When i peeled it away (after doing my own calculations) i saw that developers Group had it listed correctly.

The WT building is crap. They were vacant so long I was wondering if there was some kind of violation holding up the sale.
I guess it just turns out that people have more taste than you’d suspect.
guess it depends on what you’re looking for. i would much prefer WT over clinton hill. and yes…you can get a 1 bedroom in those highrise, project looking buildings in clinton hill, but those are not for everyone.
proximity to park is great in WT and i’d rather be near the f train than the g. not to mention WT is a much safer neighborhood.

WT property is definitely overpriced. I just bought an 800 sf 1 bedroom in clinton hill for 285K, bigger and way closer to manhattan than the WT.
i don’t agree that the WT property is priced outrageously. it’s a sad fact, but there is very very little to be had for under 300K. period.
most of the smaller studios in manhattan are going for around 400-500K these days and i’ve noticed that in brooklyn they are starting at around 250K for the most basic needing some work studio and more like 350 for a small ok one.

Both of those apartments were on the market for a greater period of time than the Post suggests. I remember looking at another unit at 1155 Ocean Ave. over a year ago, and the price for the WT property is outrageous.
