  1. Brilliant comment about the price of the building being lower sometime in the past. It might have been even lower sometime before that. Amazing but true. And it might increase in the future. Wow.

  3. to 12:18 It was a rental tenement that was converted to coops like many others (quite awhile ago).
    Seems to be clean, well run and maintained.
    But does seem pricey (almost $700 sq ft) for walkup on 5th floor Gotta be young person buying it.
    to 1:58 – Bloomberg pretty much put an end to the ice cream truck irratation everywhere if you hadn’t noticed.

  4. I used to sublet the apartment directly below it back in the early ’00’s. Agreed, great light and air..also loved that roof deck as no one ever used it except me..but wait until this summer when they learn that the ice cream truck parks in the middle of their block for HOURS on end playing the jingle over and over and over…and hey, why not? absolute perfect location between the school AND the projects….

  5. I’ve seen it. Its a floor through on the top floor – the right two windows are the living room (north facing) and the bedroom is south facing. Windows run the west length on the lot line viewing west (just hope no FAR next to you!) Shitty ugly block, but whatever, good location. We thought it was priced way too high for a 5th floor walkup, but there was great light and views, the roof deck is right above you (almost like a private deck), and a nicer kitchen. Decent shape overall. Still suprised it went so high. Though low 4’s was more realistic. Good for them.

  6. Ha… for half a second my mind time travelled to an alternate sane universe and I thought it was $495K for the BUILDING!… Oh, that was when I lived down there… and people were passing Boerum Hill prices like that up!!! (too near those Projects, I think it was they said)

  7. if memory serves me correctly, this is between smith and hoyt, closer to smith. good location, across from the school. confused about the N, S and W views, though – i wonder if the (presumed) lot line window is legitimate?
