This four-unit condo on Bainbridge and Lewis (just a few houses outside the Historic District) just hit the market. Although we wish the renovation had managed to save some original details from the house (to be fair, there many not have been many), it looks like this was more than a flipper slap job. That said, the kitchen cabinets (although they allegedly are custom) look straight from Home Depot, the bathroom sink is too whimsical and the baseboard heating screams “rental” in our book. But the apartments are clean and filled with natural light and are very conveniently located near the A train, so we suspect there will be demand for the floor-through two-bedrooms at the $385,000 price point. The first showing was this past weekend. Anyone make it?

re: the rental for less, pretty unlikely to find a rental that has both outside space and a washer/dryer and storage. so, yes, you could find one for less, but then that could be said pretty much of everything for sale these days, right? And you wouldn’t have those extras. There is also another condo conversion on Hancock that seems to be nice. The open house is in the next month and the prices are comparable.
I live down the block and did go to the open house just out of curiosity–I’ve been watching them renovate the building for a while.
I thought there were a lot of nice touches and although the finishes may not be to everyone’s taste, it seemed to me that they put a lot of thought into the renovation. Each unit does have outdoor space (the roof is divided between the top two apartments and the garden is divided between the bottom two), there is a private, locked storage space for each unit in the cellar and a ton of common space for storage there too. Each unit has a washer and dryer in the cellar (the agent said they decided to do this instead of take space away from the apartments) with an on/off switch in its corresponding storage space so one would not have to worry about a neighbor using your washer dryer on the sly, and they even included above-closet storage for the space that often gets wasted in apartments with high ceilings, etc.
The agent also said that there was no original detail so the developers tried to give it some charm by exposing some brick and putting in really nice hardwoood floors and trim.
As to the kitchen cabinets, though not my style, they look custom (they are definitely not standard sizes) in person. I didn’t even notice the baseboard heat. It is a baseboard radiator and I guess I’d prefer that to the old cast-iron ones that take up more space.
In term of finding a rental for less, sure, it’s possible, but then you’re paying someone else’s mortgage. Why not pay your own?
What is next to the building? It seems like a lot of the windows would be lotline windows….
not to be a spoil sport, but I think these units are overpriced. Assuming you put 10% down, and have a mortgage with a 6% interest rate you are still looking at a monthly expenditure of about 2,100 a month. I suspect that a comparable apartment can be rented for far less than that.
Train access is really terrific from Bainbridge and Stuyvesant or if you are close to either of the 2 express stops in Bed Stuy.
For me.. 1 block to the A and then 4 stops to the city.. I am a train fanatic.. that gets me excited.
How do you figure they gave each unit some roof space? Are there any comps for these prices. Given the cost to buy a renovated building like this one (1.1m) I am not sure how they get the pricing for the condo units.

I particularly like the sink and the mosaic granite bathroom floors. I also like that they managed to give each unit some garden or roof space.
