This two-bedroom co-op at 279 1st Street in Park Slope is modest, but it’s got a certain amount of charm and a reasonable layout. And if you’re set on living in Park Slope and have kids but are on a budget, you could do a lot worse.

It’s on the second floor of a 12-unit prewar building, near 5th Avenue and not far from the ever-expanding Gowanus, where new attractions seem to pop up weekly.

It’s got crown moldings and a wood-burning fireplace, as well as an attractive kitchen, with cherry cabinets and a white stone countertop. (Although we’re not loving the fridge right next to the stove.)

Bedrooms are passably sized, though each has a drawback — the master is removed from the single bathroom, while the second one looks to be dark. Some built-in shelves in the second one.

There’s a stacked washer-dryer by the master bedroom. And storage in the basement. Maintenance is $841.97 (52 percent tax deductible).

Listed by Peggy Aguayo and Justin Goldstein of Halstead, the place is being offered for $699,000. Does that seem about on target?

    Interesting to note that if you look up the address on Google Street View, the building next door has been a construction site in essentially the same state for the last 10 years. Look up 277 1st St.
