Affordable Housing Lottery Opens for Three Units in Williamsburg, Starting at $958

An affordable housing lottery has opened for three units in a small mixed-use building under construction at 387 Manhattan Avenue in Williamsburg.

The lottery is for two studios and one one-bedroom apartment. The rent is pegged at $958 a month for the studios and $1,096 a month for the one-bedroom.

To be eligible for the studios, an applicant must have a yearly income between $32,846 and $40,080. For the one-bedroom unit, a one-person household must make between $37,578 and $40,080 — a two-person household looking to apply for the one-bedroom must make between $37,578 and $40,080 a year.

The building is slated to stand six stories and will have a total of 12 apartments on the top three floors as well as one 372-square-foot store on the first floor, building department permits show. The second and third floors will be given over to two “community facility centers.”

Amenities will include a rooftop recreation area, a bike rack, and a shared laundry area. There will also be parking for six cars inside the building on the lower level, according to the permits.

A rendering shows a symmetrical design arrayed around a tower, with a white facade on the upper floors and brick on the first three floors. There are at least six balconies for the residences.

The building is being constructed through the 421a tax break program, according to NYC Housing Connect’s profile of the lottery. Years ago, in the 1970s, the site housed a car garage and, before that, in the 1950s, a factory, old certificates of occupancy reveal.

The building’s developer is RJ Capital Holdings, building permits show. They’re the firm behind Williamsburg’s 456 Grand Street, a 52-unit rental building previously known as Triangle Court that debuted in 2014 not far from here. The architect on the project is Jarmel Kizel Architects, an architecture firm based in New Jersey.
