A new Williamsburg housing lottery is now open and taking applications for 30 newly constructed units renting for well below market rate.

Spread across three buildings, at 37 Ten Eyck Street, 37 Maujer Street and 356 Bedford Avenue, all in prime ‘Burg territory, the units will rent to single- to six-person households earning between $20,490 and $60,120, depending on family size.

One-bedrooms will rent for $532 and $847, two-bedrooms for $1,025, and three-bedrooms for $1,182 — quite a deal considering the average Williamsburg apartment rent is in the $3,200 range.

All of the buildings are being constructed on vacant lots and each will offer laundry rooms and bicycle storage in addition to other amenities. The projects are being developed through New York City Housing Development Corporation as well as New York City Housing Preservation and Development.

The 356 Bedford Avenue development will house 19 of the 30 units spread across 16,009 square feet of residential space, as well as 8,000 square feet of retail and 2,000 square feet for a medical clinic, according to building permits. It will also have a roof deck, as we previously reported.

At 37 Maujer Street, Bong Yu PC Engineers and Architects, the architect of record for all three sites, is constructing a four-story, 10-unit 14,262-square-foot elevator building.

The building at 37 Ten Eyck Street — the smallest of the lot — will consist of six units spread across four stories. A fourth building, at 33 Ten Eyck Street, which isn’t included in the lottery, is being constructed by the same developer; once complete it will have 18 affordable units.
