The condition doesn’t look horrible from the photos, but there’s plenty they don’t show (any kitchens, for example). And the listing, from Daniel Cohen at Corcoran, advises buyers to “bring your contractor/architect,” so we’re not just looking at skim coating and painting.

The place is set up as an owner’s duplex on the bottom two floors, and one-bedroom apartments on the top two floors. Condition aside, there’s likely some refiguring to be done in the duplex, which has two bedrooms split between the two floors, with a single full bath on the parlor floor and the kitchen in a small extension on the garden level. Or you could go for a triplex with a garden rental.
