Big changes are in the works for a development site at 1041-1047 Fulton Street in Clinton Hill. Developer Hudson Companies picked up the property last month for $7,200,000, public records revealed Wednesday, to fulfill part of its obligation to build 119 units of affordable housing as part of its deal to redevelop the Brooklyn Heights library.

Previously the site of Fairhaven Funeral Chapel, now demolished, the property was slated to become a market-rate apartment building designed by Karl Fischer. It is located between Downing and Irving streets.

Marvel Architects will design the new building, which will have 39 units, Hudson told us when we inquired. Plans have not yet been filed. Hudson closed on the property May 21 under the name Athena Housing Associates.

The library deal also includes a second affordable building, which will be located at 911-917 Atlantic Avenue, and have 77 units. It will also be designed by Marvel Architects. Hudson is in contract for that site and expects to close in the fall, a Hudson exec said.

The deal with the library to raze and rebuild the Cadman Plaza branch at 280 Cadman Plaza West with 132 luxury apartments and retail shops was struck in September, as we reported at the time.

  1. Quite frankly, I’ll take what they are building over what is there now. As long as they are not building NYCHA projects!

    • By the way, what does “affordable” mean? Is this actually affordable to longtime residents of the area or is this Pacific Park “affordable?”

  2. This is unfortunate. I would have expected the city to require Hudson to include affordable units in the building at 280 Cadman. This company is basically using Clinton Hill as their dumping ground for affordable units while they make luxury development in Brooklyn Heights. This is unfair for future tenants of these building and for the people in Clinton Hill.
