Rental of the Day: 16 3rd Street

This two-bedroom duplex in Carroll Gardens is pricey but loaded with interesting prewar details. The 1,200-square-foot apartment sports crown moldings, ceiling medallions, two marble mantels, pocket doors, original plank floors and tin ceilings, as well as what looks like an old cast iron stove insert in one of the fireplaces. The kitchen looks renovated, except for the large vintage range, and has a dishwasher.

Both bedrooms are on the garden level, which leads to a private back yard. And the deck on the parlor floor adds some additional outdoor space. Plus there’s a washer and dryer in the basement. What are your thoughts on it for $4,900 a month?

  • I was thinking along those lines. For $4900/month you’d think they could afford to take better pics.

  • Yeah, really awful cell phone photos. $4,900 a month is a lot of money. At least make the place look worth it in the pictures, so someone would actually be interested in looking at it in person. Sheesh.

  • The problem with the crazy high rents in further out neighborhoods is that yeah it looks the same as a Boerum Hill house, but you’re dependent exclusively on the F&G. Moreover, it just looks…dirty. Laughable photos for that price.

  • It’s very hard to compare this to other apartments because of the back yard plus the cellar for storage and the washer/dryer. There are not a lot of units with all that. I assume this is being targeted at families with elementary school age children who have either outgrown their smaller apartment or else are moving into Brooklyn. It’s super close to the subway (even if it just the F/G) and zoned for PS 58, which has developed a certain cachet. Not sure if you could find a comparable size apartment with those features in PS 29 or PS321 zones.
