Fridays at 11, the Upstater website brings you a selection of properties within three hours north, and a bit east or west, of New York City.

This week: two along the water that have caught our eye.

43 Yale Court, Kingston, N.Y.

Just outside of the city of Kingston, in the hamlet of Ulster, is this former farmhouse that’s been added onto and updated. If you like an eclectic mix of styles, a mesh of new and old, perhaps this is for you. It’s on the market for $499,000.

There’s plenty of room here, with four bedrooms, three full and two half baths, and 2,247 square feet. And the taxes are reasonable for this neck of the woods, in the $7,000 range. But the best part is the waterfront locale, perched along a little channel off the Hudson.

There are homes with this much charm in the White Lake area — many are humble little bungalows. And while this place isn’t grand, it seems sweet to us, and affordable for a piece of lakefront property. We’re particularly fond of the screened-in porch.

The house is set on a wooded plot along the lake, and was listed for $20,000 higher, at $299,000, in June.
