re st james pl – meanwhile, at the height of the real estate market in Nov 2007, my dream place at the time, 107 St James Pl, a lovely if in need of work 4 story, sold for $950,000.

Albemarle Terrace: fabulous enclave – but that’s exactly what it is, an enclave, and not worth the ask for that reason. Surrounding area is sketchy at best and lacking in amenities.
$700 a foot, that is.
I saw 71 3rd St. a few weeks ago. It is a very cute, tiny little house, but no yard at all. The roof is acceesible only by a ladder at the moment; you’d want to replace it with one of those pull-down staircases.
Those blue shutters are disproportionately appealing!

Looks like a really sweet house for real. Over $700, though. Not sure if that’s expecting too much for the neighborhood.
Condition and set up of houses on the same street can vary widely. 1.3 million for a four story on St. James Place would mean either it needs a very large amount of work, is small (read narrow) or is on the corner of a busy street, has other issues etc.
Given that there are two houses nearby this St. james Place house asking around $1.3 or less, I find it hard to believe (at least based on the photos) that this house is worth 50% more.
