The Post has a piece this morning about the recent wave of luxury condo builds in Greenpoint. Units in new buildings overlooking McCarren Park are going for upwards of $850 a foot, and at Magic Johnson’s Viridian, which launched sales this week, three-bedrooms are asking more than $800,000. In some of the neighborhood’s smaller condos, however, prices start at $500 a foot, and rents are still substantially cheaper than they are in Williamsburg. “It’s got a very village feeling,” says Dewey Thompson, co-chair of the Greenpoint Waterfront Association for Parks and Planning. “I don’t think anyone would have dreamed that people were going to sell luxury condos in [this] neighborhood.” Although G-train dependent Greenpoint hasn’t seen the same frenzied pace of development as Williamsburg, many locals believe it’s probably only a matter of time before the rezoned waterfront sees a great deal of new construction. On the other hand, it’s not like the G train is going to get better tomorrow: Yesterday the MTA said the line isn’t going to be seeing service improvements any time soon.

  1. Yeah my house is next to the Viridian whose primary investor is Magic Johnson. I also had alot of negativity when they started this project. But thanks to their developer and general partner Joel Schwartz I have been pushed to the precipice. Frankly[no relation to Franklin!], when you trade these vacant crumbling verment infested factory buildings which we inherited as a result to all our manufacturing being exported; Ill take it!

  2. I ADORE Greenpoint. I’m here because I have many friends in Williamsburg/Greenpoint but I get to breathe and mix with a very interesting, mellow crowd up here. Franklin street has such a lovely, old-town vibe and I hope it doesn’t change too much. Having said that, I’d LOVE to buy a condo, or better yet, a townhouse here someday myself, and we’ll see which buyers I start bringing up there to view the new developments (yes, I’m a realtor myself). I think the people who will buy will really appreciate the neighborhood. I don’t think they’ll be coming here because it’s a cheaper alternative to Williamsburg. My 30-something friends planning/having families are the ones who especially love Greenpoint. And yes, the Polish residents are not going anywhere anytime soon, no matter what their house is worth now, so I think that will help keep the neighborhood grounded.

  3. The end is near for Greenpoint…Hipsters will ruin this neighborhood. Soon the days of getting a stuffed cabbage/mashed potato dinner and a Zywiecz beer for 7 dollars will be gone.

  4. Let’s be honest Greenpoint is much safer then Clinton Hill, Bed-Stuy and the South Slope. And the oil spill is on the east end of Greenpoint along Newton Creek, nowhere near the already gentrified and expanding Franklin Street area. What do I care if is has one of the most polluted creeks in America , I’m not swimming or bathing in it. And I only drink Fuji water 🙂

  5. Of course no drive bys. Didnt you know the slightest spark in green point will cause the whole joint to ignite like the macy’s 4th of july fireworks display.
