We missed this when it ran late last week, but the NY Post posted some updates on how condo sales are progressing at some developments on the fringe of popular neighborhoods in Brooklyn. As Roberta Benzilio of Halstead Properties says, “It used to be that people sought a certain neighborhood. But now… people will go where the value is. Case in point: at 500 4th Avenue, which “considers itself Park Slope,” 80 of the 156 units are under contract or sold and 60 units have been occupied. Average prices there have come out around $700 per square foot. One Hanson Place, despite its location across from the Atlantic Center Mall and the Atlantic Yards site, is down to its last eight condos. And Solis, at 174 Clermont, sold eight of its nine condo units in five weeks, at an average price of $650 per square foot. And that is six blocks away from the G train!
Yes, Big Jugs, according to my map “Downtown Brooklyn” encompassed much of what is now Prospect Heights. Cobble Hill was bordered by Atlantic, Court, Hicks, and Degraw. Everything else around it was Red Hook and Gowanus. The accompanying article says that “South Brooklyn” was so named because it was “the southernmost area of the original city of Brooklyn, which ended at 60th St.”

besson and fsrg I wasn’t talking about peoples’ comments here, only about how buyers have characterized certain areas as “fringe” – kind of the new code word for “up and coming”. I deal with buyers and renters every day and have heard every possible euphemism you can imagine to circumvent saying how they really feel about what kind of people they want to live around.
Actually 500 4th is my favorite of all the buildings on 4th so far. I tend to like the browns.
I do want to see some of the apartments inside, at some point in my life.
I think the back side facing away from 4th would be better for noise issues and nicer views.
500 4th Ave. seems pretty nice from what I’ve learned about it.
Correct, STARGAZER. I only know that because Mrs. BB (an institution around Boerum Hill) reminds us that all the time.
I wish I have a picture of Mrs. BB, I bet anyone who lives in Boerum, Cobble or the Heights would know who I mean. Tiny white haired lady (with a small white dog) who chats with everyone.
