In July, sales launched at Bed Stuy’s 385 Franklin, with five of the studio, one- and two- bedroom units hitting the market. Now StreetEasy is showing fourteen units on the market with some lower prices than we were seeing in July. At the low end, a 508-square-foot studio is going for $275,000. One-bedrooms are in the low- to mid-$300s, and a 841-square-foot two-bedroom is asking $485,000. Nothing sold or in contract yet as far as we can tell.

OK, I don’t know anything about comps in this area. Is $275k for a studio even remotely reality-based?
I ask because you can get a larger studio in a full-service doorman building in Kensington for less than $200k. Granted, it’s not going to be brand new, and the monthlies (at least to start) will be a little higher. The disparity just seems a bit crazy.
