  2. That’s good information about the house on Butler Street. Corcoran is straightforward in its listing online and notes that there is a rent control tenant who has been there for 50 years (and pays approx $170/month), but if her daughter is also there, then the daughter might even inherit the rent control apartment.

    I was confused by the posting because I had always assumed that a building had to have over 5 units before rent control laws applied. If anyone else knows more about rent control laws they should chime in.

  3. Re 125 Willougby, the house has been for sale for a while with an original asking price of $1.7mm. The only thing compelling about this place is the fact that the fireplaces work. Other than that, there’s not a lot of original detail and it needs some serious lovin’. Also, the lot is smaller than most (not 100′) and there’s a decrepit garage that is 50% of the view out the back of the house that is quite ugly. There are, however, views of Manhattan, from the top floor bedroom. Fair value should be around $1.3 to $1.4
