25 Polhemus Place was a House of the Day in June when it first hit the market for $2,375,000. We were very much into this place, especially the dramatic center staircase. The home was also featured in New York Magazine, where we learned that this home has been in the same family for five decades, leaving details like “clawfoot tubs and pedestal sinks in the bathrooms; wood-manteled fireplaces and sliding doors on the parlor floor.” Average reader appraisal for this one was $2,110,847. Entered into contract on 9/13/10; closed on 11/10/10; deed recorded on 12/2/2010.

2. PARK SLOPE $1,425,000
142 Prospect Park West GMAP
142 Prospect Park West is a condo development on 9th Street and PPW which looks to have four floor-through units all priced around $1.5 million. This seems to be the last unit to sell. According to StreetEasy, the development has been on and off the market since 2006, when the units were originally priced around $1.7 million. Each unit took similar price cuts before they finally sold. Entered into contract on 8/24/10; closed on 11/9/2010; deed recorded on 11/30/10.

3. WINDSOR TERRACE $1,400,000
8 East 4th Street GMAP
This Windsor Terrace two-family home is a big sale for the neighborhood, although we can’t find many interesting details about it. It is quite close to the park, but judging from the Property Shark photo, we bet it got snatched up because there’s a four-car garage on the site, leaving plenty of space for a larger development to rebuild. Entered into contract on 1/15/2010; closed on 11/19/2010; deed recorded on 11/30/10.

4. PARK SLOPE $1,330,000
590 Pacific Street GMAP
This is a four-family house that went on the market three months ago for $1,400,000, according to StreetEasy. The building was already fully occupied with a rent roll of $120,000 annually. Got bought up pretty quickly. Entered into contract on 9/29/2010; closed on 11/18/2010; deed recorded on 11/30/10.

5. WILLIAMSBURG $1,300,000
133 Lynch Street GMAP
Not much info on this four-family home, but we’d guess it’ll be split up into rental or condo units. Entered into contract on 3/8/2010; closed on 11/16/10; deed recorded on 11/29/10.
