As an active potential buyer, I can tell you (after walking into many turd homes) that they’ll get the asking. My wife and I are in the market for a single family townhouse in the heights/ cobble&boerum hill sections and there are no turn key homes available. This coming from a couple that has a budget of no more than $3MM. Condos and co-ops are not appealing with so many restrictions as well as having to deal with your noisy neighbors. The townhouse market has to be hot and I agree with Boerum Brooklyn.
When I see the interiors of some of these flips it just makes me kind of sad. There is no love put into these homes. The first few pics might look okay but then you start to see how hastily they are staged. There are few remnants of the owner’s life- some toys, a guitar. But then you notice the CB2 rugs and the Ikea furniture. (which would be fine if they were mixed in with nicer pieces) It seems like the owners are just working their asses off to finance these monsters and they have no time or money (or taste) to fix them up properly.

That is the most conservative analogy I’ve ever read.
I’ve lived near section 8 housing before and nowhere in the building characteristics have I seen solar panels, well built planter boxes and roof decks and a rear private yard.
As for wasted space, I think netconvert might be correct. Too many times, buildings looks like a cake with their ascending layers. Here (although a cube) the architect (as in 14 town houses) took into consideration the interior space. I also think that Sotheby’s may have enhanced their images, but very cool volume
Pics on Sotheby’s site are nice. The price seems about right considering the low inventory and the newer Henry street development. Convenient location. Maybe owners taking advantage of bullish RE market

I think you have to try really hard to see this direct view of the House of Detention–101’s windows face east (side of bld on Pacific)/west (NYSC), and there are no north facing windows. I use the treadmills directly facing 101 and the jail–and I do not recall ever giving a second of thought to the fact that I can see the HoD.
I do have to agree, 101 has really nice planters and I like the shading tarp on the roof. But I’d still take one of the 9 townhomes for the same amount of money.
