18 Seeley Street has been on the market since the summer (when it was an Open House Pick) and just recently popped up in the Brownstoner Marketplace. Three months ago, the detached house had a price tag of $1,100,000; now it’s $1,025,000. We’re liking all the original details and the proximity to Prospect Park but…

18 Seeley Street has been on the market since the summer (when it was an Open House Pick) and just recently popped up in the Brownstoner Marketplace. Three months ago, the detached house had a price tag of $1,100,000; now it’s $1,025,000. We’re liking all the original details and the proximity to Prospect Park but could do without the kitchen cabs (though what else is new!). What do you make of it?

Um…how are they “overpriced” if they “command a premium”?
Isn’t that just the market setting the price? If every house seems overpriced to you maybe it’s you that are out of touch, not the market.
it’s fairly typical for windsor terrace. many of those houses seem overpriced, but continue to command a premium because of the neighborhood’s stability, schools, etc..
The backyard is gigantic. Like 25 x 80 plus a deck.
I saw the place next door last year. They had a full size in ground pool, a pool house, a garage…and plenty of room left over (although I think that lot was larger).
There might be something weird going on with the back yard because it is clearly a selling point and they are underselling it and only have 1 picture.

It’s the most insanely overpriced house I’ve seen in years, maybe by 300k.
The location is so so. The condition gets an F. Forget the cabinets, or the layout – this house is a total gut as far as I’m concerned. Exactly what is being covered up by the fake brick siding on the sides and why? What’s with the questionable rental in the back of the basement, which the tenant has to access by going around to the back of the house?
It is truly a nightmare coming and going. I’ll be very interested to hear comments from others who have actually seen it.
We closed on a place this summer, and immediately had a contractor custom build closets/bookshelves. Same carpenter does custom kitchen cabinets, and I think that is the way we are leaning towards when we redo the kitchen (probably summer 2011).

Location not the best, but at least a few of your neighbors have swimming pools…

Actually Ikea’s cabinets look better than those, or at a minimum more modern and contemporary. Those look like the standard generic home-depot kind of cabinets that people criticize.

You’d have to do some work on the upstairs though since you have to pass though one bedroom to get to the next. I know that’s not uncommon for older houses but I think I’d rather have completely separate rooms. For parents with kids that may not matter to them though.
