This new townhouse listing at 708 President Street could be good for someone who wants to put their own mark on a house but doesn’t want to do the really rough work. It sounds like the current owner ran out of steam after upgrading most of the systems and doing some other infrastructure work. The kitchen is unfortunate looking, but the rest of the house seems to have good bones. The location’s nice too. The asking price is $1,775,000, so it all depends on how much dough you think you’ll have to sink into this baby.

How is that assessment made? I always thought “bones” related to structure. Where is the structure described or photographed?

It’s probably meant to be split into bedrooms but since this is mid-renovation it never got completed.
Actually I found the link Maly noted — it may need more than what I thought from the description (like the whole floor that was missing), so my guess is that they buyers would be at the low end.
The price is not that crazy — certainly no more than 10% above where buyers might appear. If the owners actually want to sell this fall, they will find buyers at around $1.5 to $1.6 million. After $300-400K of work and certifying old non-approved work, this house is a $1.9 to $2 million lovely family triplex with a garden rental in PS 321. It is an attractive block, close to 5th Avenue shopping, very close to the Union Street stop on 4th Ave and not that far from either the 2/3 at Bergen or the B/Q at 7th Ave and Flatbush.

It last sold in ’78, and the last mortgage recorded is for $100k. With over a million bucks in equity and little debt, I guess they can hang with an unrealistic price for an unfinished house for many years.
