Although the cornice is about the only thing this two-family pad has going for it in the historical department, the location’s decent and the interior could be turned into a pretty cool single-family home. The asking price is $848,000 which is pricy given that the existing house is only 1,575 square feet. It’s not so bad when you consider that it comes with an extra 3,600 square feet of air rights.

From the pic, this home looks like it might have a very interesting ‘after market’ electrical installation. Look closely– there is metal conduit running all over the facade with what appears to be little junction boxes at the rooms on each floor-
There is a brick house like this on my block, and I’ve always wondered how that was a legal way to get the electricity from room to room and floor to floor.

i used to live a block from here – pretty central location and leonard is a pretty nice block to stroll on (not familiar with that block of withers)
bqe was sort of an issue – not so much noise, but soot accumulated pretty bad.
no idea about comps – i guess that gussied up hotd on skillman asking 1.4 would be a decent comparison (doubt it sold)
Hall and cornice are nice. The condition, price, and location are pretty good for Williamsburg. Very little is on the market at all.
