$860,000 is a tad more than you’d expect a three-story house in Sunset Park to be listed for these days, but this one at 550 47th Street is also a notch nicer than your average house, so we think they can get away with it. The house is currently configured as a top-floor rental over an owner’s duplex, though we suspect many potential buyers would want to reclaim the whole thing for themselves. Interior and exterior both are long on charm. Good stuff.

@BSD: sure, there are no bad parts in Park Slope but some parts are better than others and therefore more expensive — we all know that. You say I’m wrong about my price indication, well then, what do you think such a house in the NE corner of Park Slope would fetch? More or less than what I indicated?
Transportation options are a joke. Most of Park Slope is on a local train. Take the express from 36th street in Sunset Park and you’re in Manhattan in 2 stops on the express D or N. Hard to beat if you don’t live close Flatbush in the most northern part of Park Slope.
BTW: I did mention several amenities. I’m just saying that if you are willing to be less sensitive to those, you can save $500,000. Simple as that.
Ive lived on this block for a couple months and really enjoy it. If I want certain things I have to go to Park Slope but for the most part the area around 20th st has plenty of stuff and its a 15min bus ride. The closest grocery store is a C-Town on the corner which is really just a big Bodega and its insane all of the time.
there’s another house on the other side of the street for sale but I dont know how much for. Also on 45th between 4 and 5th I think there are 3 hours for sale.
Sunset Sunday, wrong on the price of a similar house “in the good parts of Park Slope” (and there arent really bad parts). And the money you save is for quality of amenities, quality of transportation options, proximity to city…you know, unimportant things.
I’d say it’s a bit overpriced but not too much. In the good parts Park Slope a house in such a good condition might set you back 1.2 to 1.5 million. The half million you save is for having less gentrification (read: fancy bars, coffee places and restaurants) in the hood. If I had the money, I’d buy something like this.
I don’t think you can charge enough rent in Sunset Park to make this price work.
nice house and block but that price looks rich. at that price level, it’s going up against bay ridge and I think bay ridge is better bang for the buck but tradeoff is it’s further south (ie relevant if you work in Manhattan)
I think it looks nice too but the duplex floor plan is a little weird, the dining room and kitchen are upstairs?
Realllllly nice house. Elliman though has to fix their website up a bit. The pics kept jumping from one to the other too quickly
Sunset Park is nice….and I think nicer if you have a car so you can come down to Park Slope. I am not sure though the neighborhood has your typical cafe/restaraunt/shops that you would expect to have in Park Slope and the surrounding nabe.
I used to live not too far from here. Many of the side streets around here are very nice. I would walk over to Park Slope or Bay Ridge on nice days to grab really good food, drinks, and do most of my shopping. I do think the local amenities are more than adequate. You can find almost anything in a pinch, but I’m a little too picky for MOST of the options around there.
Also, Sunset Park is pretty and has a great view of Manhattan, but it can get extremely dirty during the summer.
