Wow! This four-story limestone house at 537 2nd Street is amazing. The original detail is about as plentiful and intricate as it gets and the location–between 7th and 8th Avenues in Park Slope–is pretty darn prime too. An extension on the lower two floors also means extra-high rent from the garden apartment and an extra-grand parlor floor. Given all this, we think they’ll get their asking price of $2,450,000. Do you?

  1. The extension looks like it was built the at the same time as the rest of the house. Was that done? Would it still be called an extension, then? Maybe it was a few years later?

    Oh, but wait. The original kitchen would have been on the garden floor . . . . but in the extension?

    Ok, that’s a lot of questions, I know.

  2. Wow, ten years ago I used to live in that garden rental! Funny how it seems a thousand years ago. I’m pretty sure the same guy still owns the house. We left after a short stay and discovering the closets were infested with voracious moths.

  3. Ask feels like the fully renovated price. Kitchen needs to be redone and no bathroom or garden apartment pics is suspicious. I say $1.9mm if bathrooms and garden apartment are as bad as I bet they are and $2.2mm if they are in decent shape.

  4. This is a beautiful housde and the price is certainly reasonable considering some of the sales recently. It looks a tad worn and in person make look really worn.. Not loving that high deck either. Ditto on the kitchen.
