This FSBO on the Brownstoner Marketplace has some nice bones for sure but we wish there were some more photos of the living spaces to judge from. Located at 562 Henry Street in Carroll Gardens, the four-story brick house is technically a four-family but is currently being used as a two-family. All but the parlor floor have been renovated recently, and the parlor floor is described as being “blank canvas” with original plaster moldings. Without some more pics it’s hard to assess the asking price of $1,799,999, but it certainly seems worth a second look.

Boerumresident : I did attend .
the pictures are pretty vague & lame. good location though.
DCB or sebb — did either of you attend the auction? I decided to pass after concluding that there was a more than miniscule chance that the debtor in bankruptcy would not be able to deliver the property in the end.
And yes, $1.385 for the 3 story is crazy! The four story, 25′ footer is maybe $3-400K too high (figuring the cost of renovations and evictions) IMO, but that 3 story should not have sold for over $1M given that all the renovations already done needed to be redone. And those sloping floors!
47 Douglass st went for $1,510,000 with tenants in place in foreclosure auction and that thing looks terrible .
Considering that bankruptcy sale on Douglass went for $1.385 this is priced in line. That was only a 3 story, and a terrible renovation. Although I think who ever paid that 1.385 must have been crazy.

certainly in the ballpark.
…
Yep, should be in contract sometime between goblins and gobblers. 20 x 40 4-story for less than $1.8M in that area is quite reasonable – especially when you look at the big picture.
Not an overwhelming listing, but at that price I’d say they are serious about moving this home. Sold for $1.625M 3 years ago, they have done a fair amount of work on the front facade/entry, and I am going to presume inside as well.
Well done, and good luck to the sellers.
It looks like it sold for 1,625,000 in 2007. It was listed in 2009 at 1.9mm and then dropped to 1.6mm. Wonder if they did any renovations or they’re just hoping it appreciated about $175,000.
looks very interesting. Would make a fine triplex over garden apt. I really like the moldings and stair details -and the facade.
Is this the Cgar/m4l double duplex?
