If you’re going to ask $899,000 for a house in Bed Stuy these days, it has to have something pretty special about it. This limestone pad at 325 Macon Street has a beautiful exterior but either the broker has done a poor job of photo selection or the description of the house’s majesty is somewhat overstated. From what we can see, this looks like a perfectly nice house that could probably use some work. If it fetches the asking price, though, we will eat our hat.

I actually took a look at this house last week. Definitely not worth $899K. A lot of the original details of the house are missing and the owner seemed to pour a lot of money into laminate flooring and a kitchen with an island on the 3rd floor. Or at least that is the only reason why I would think they would want $899K for it. The kitchen isn’t that great. There is a hidden 4th floor with some nice skylights as well. Maybe worth $650K…no more than that.
Mr B, plus no substituting allowed for the hat eating – ie you cant send Emily and/or Montrose in your place. good thing for you is odds are pretty slim of you needing to eat the hat. btw, I have a few NY Mets hats I gladly contribute to you for the hat eating

Just to clarify…
1) What kind of a hat will you be eating?
2) Will you be eating the hat raw or cooked?
3) If the latter, are you planning using a rub or BBQ to season and bake, or do you think you will cut it into tiny pieces and mix with a hearty stew?
4) Where will this hat eating be taking place?
It may not ever happen, but if it does, I think we should be setting the ground rues today.

I have a hidden 4th floor. The ceilings are about 7-9 ft high. They slope in the front and back. We have 2 bedrooms and a bath up there.
AFAIK, that’s not limestone, that’s white paint. I walked this street yesterday.
The house has a hidden 4th floor. There’s a small dormer towards the front invisible in the street view. I assume that height makes it only partially “habitable.”
I have no comments about the 899k other than, “What year is this?”
And yes, that is a slop sink!!!
The floorplan does not match the building. This is a three storey house with a cellar according to the photo. What am I missing????
