This building at 44 Henry Street is more of an investment property than a house per se, but it’s late August and there’s not a lot of new inventory to work with! That’s not to say that the three floor-through apartments that sit atop the Henry’s End bar couldn’t be combined into a single triplex residence though. The existing interiors look a little nicer than what you might expect from your average walk-up rental too. What do you make of the $2,299,000 asking price?

    Hill — those townhouses are clearly for a different category of buyer than someone who might want this (even if they were interested in triplexing the residential units.)

    The OP complained about low inventory, then posts a ten week old listing for HotD. I was merely pointing out there is a FRESH, four day old listing, right across the street from this commercial oddball.

  2. Doesn’t work as a single-family due to the restaurant — families rarely want to live directly above a loud restaurant and aren’t willing to part with the entire storage and backyard.

    Unclear if you could raise the rents to what the broker has suggested; these aren’t great rentals, and the existing tenants might give you problems, not to mention that doing renovations upstairs from an operating business could be really expensive if things go wrong.

  3. BH, much as I love a good pistol-whipping, and I love Henry’s End, too, at $2.2m in Brooklyn Heights, I gotta think single family, though the restaurant’s lease option seems to negate that possibility.

  4. Agreed on the low inventory, but I would have rather ‘stoner featured the 4 day old listing across the street (75 Henry #51) over this 10 week old listing.

    CGar, you ought to be pistol whipped for suggesting the new owner give the boot to the best restaurant in that end of the Heights. I’ve been going to Henry’s End for 11 years, and it is a treasure.
