This 1887 C.P.H. Gilbert-designed house at 46 Montgomery Place just hit the market with a price tag of $2,600,000. And while the kitchen feels a little dated, the condition and detail of the rest of the house are very impressive, a function, perhaps, of the fact that the house has only had three owners in the past 123 years. The English basement also looks to be teed up to be turned into a home studio or gym, though you might not need it given the house’s proximity to Prospect Park. The first open house was last weekend. Did anyone make it?

  1. Polhemus is narrow (16 ft if the floorplan is accurate) and the center staircase means the front parlor is unusually small at only 11 x 14. Then you have one of those semi-useless middle parlors. Good, I guess, if you play the piano. That said, both houses seem fairly well priced given their primo locations.

  2. Beautiful house, best block. This is one of the few Victorian’s in PS for those with modernist inclinations. Design has really held up over time. Figures that’s it by CPHG.

    Can’t tell whether there’s much of a backyard, since no photos. Hard to rely on Warren Lewis’ typically hypey text. On the other hand, block is so nice, you can just sit on front steps.

    I’m going to go see this one. Wish I could trade for it.
