In this day and age, it’s certainly tempting to try to avoid paying a fat commission to a broker when it comes times to sell your house. But just because you’ve got the Internet on your side, doesn’t mean you can take a casual approach. This listing at 544 3rd Street shows why. The owner listed the limestone beauty as an FSBO last Spring with a price tag of $2,675,000. Evidently it didn’t sell because it recently popped back up on the Brown Harris Stevens website. The price tag’s the same, but the photos are a gazillion times better. If this owner was trying to save $150,000 in commissions, it probably would have been worth spending a few hundred bucks on professional photos at the time. Back in March, when we had it as a House of the Day, the pricing widget came up with an average predicted price of $2,329,493. Given that the widget price is often 10 to 15 percent less than the ultimate selling price, we’d guess that this place has a good chance of selling close to the ask now that it’s putting its best foot forward.

I was listed with BHS and the pictures were horrible. I asked that they be refreshed and the realtor changed the order. Now I’m FSBO and I hired a professional photog to take pictures. Much better.
Forgot to say I LOVE the built-in hutch in the kitchen. And I agree with the poster above: it’s annoying the broker claims the woodwork isn’t painted when it transparently is in all rooms but the dining room. Do they think we are blind as well as stupid?
Yeh, I’m not usually fussy about width but — combined with the fact that the English basement precludes the opportunity for a garden floor rental — I’m just not seeing it at this price.
All that money for a mere 17-foot width. Need that extra three feet.
A note on the 2nd street house for $2.75M- it is against the church and I often notice that the chucrh chooses to put its huge piles of garbage adjacent to this house. Actually this house was apparently part of the church and it looks like it needs plenty of upgrading to bring in into the 21st century. Nice woodwork overall, but I fear what is not being shown in the photos. Also the broker states that it needs renovation and upgrading- wow I can only imagine how much if they are admitting it.
Well firstly, I don’t agree that 3rd Street is way better…I prefer 2nd. I like that it’s quieter than 3rd and isn’t a major artery into the park and I think 2nd rivals 3rd in its architectural beauty.
In terms of the houses themselves, I like this one better but it sounds like they both need some work.
No doubt most people I guess love 3rd and it probably does command a bit of a premium. I think 2.4 ish.
11217, how does this compare to that 2nd street one asking 2.75M? 3rd st is way better but this is 3 story only
Looks like a beauty with noted improvements- kitchen, bath etc. I am more interested in the fact that the listing clearly states that the woodwork has never been painted ( my personal choice) yet in every room except the dining room it looks like the woodwork is painted to me. Also- seems like the pier mirror in the front parlor is missing- easy to replace.
Clearly this is in Park Slope.
Looks like a beauty overall! But will need new kitchen and bathrooms, central air, possibly upgraded heating as well, and probably upgraded electric & cable wiring. What would a renovation like this cost?
