This new listing at 789 Quincy Street has some very nice period details and an approachable price tag of $649,000. (It should also get some kind of bonus points for the photo of that bed!) Location, rather than house quality, will probably be the biggest hurdle: The brownstone is in the last block of Quincy before the Broadway boundary with Bushwick. Do you think the price is realistic for where it is?

  1. The asking price is about $175k north of what it will actually sell for, as Bed Stuy Brownstone townhouse values are getting murdered by the foreclosures and shadow inventory created by Lis Pendens.

    Too much supply and not enough demand.

  2. Unless there’s something specifically wrong with this block that I’m unaware of, this is a decent location. There’s a lot of stuff happening in Bushwick around Myrtle Broadway and this is close.

    If it’s truly move-in condition, somewhere between $550,000 and $615,000 ought to be about right. It’s narrow and not particularly large but it does have two rentals, which should bring in at least $2,000.

    Can’t see why the owner’s duplex is laid out as it is — I would swap kitchen for bathroom, so LR/DR/K is all on same floor with the two bedrooms above. Then again, with one bedroom on the parlor floor, at least there’s not a renter walking above you.

  3. Bed Stuy Townhouse: The house on Putnam is in contract and going to close at about 3% below the asking price. We love Bed Stuy and all of the neighborhoods we represent. We get full value for our clients…

  4. I find that these two brokers always seem to have their heads in the clouds when it comes to pricing properties that they represent. They have that gorgeous house on Putnam listed for almost 800k and its only three floors. Delusional. I think the owners would be lucky to sell this place for 500k given the location.

    My guess, they would be lucky to get 500k, with the combination of the location (1 blockto Bushwick) and condition (needs work.)

  7. I do love the writeup:

    “The two rental apartments may require some minor comestic work but will command market rate rental income.”

    Not sure if that means they need a little domestic work or minor cosmetics, but it doesn’t matter…these rentals COMMAND income.
