This three-story brownstone at 399 Bergen Street has a nice vibe too it but would benefit from a little staging. The two-family house just hit the market for $1,595,000 which doesn’t seem like a lot of dough for a house in this part of town—or at least, it wouldn’t have a few months ago. Now, it’s anybody’s guess. Although only three stories, the brownstone does have some extra FAR that comes with it. Waddya think?

  1. I went to OH yesterday and thought home had tons of potential. Does need some updating but house had a warm and welcoming vibe. Great garden also, that also needs pruning..but could be really nice place with tlc and i would add some closets. Block was also very nice and close to alot of subways. May go back for another look and did have floorplan. I liked it, compared to what I have been seeing out on there.

  2. Went to the OH also. Square footage is 2400sf. I agree that it has alot of potential but needs a fair amount of work and lacks closet space. This block is nicer than many of the blocks between 4th and 5th however it has alot of traffic and the bus goes by every 10 to 15 minutes.

  3. Went to the OH last week and the house definitely has some potentials but it also needs some work too bring it to the 21st century, looks like the last round of renovation was done in the early 80’.
    In addition the layout of the top floor is a bit strange as there is a ‘master suit” with a bathroom where originally was an “office/Den” then there is a second bathroom for the kids. There is a large kids’ bedroom (with no closet) and a very small and narrow 3rd bedroom. Rental is fine nothing special.
    I believe the price is too high and you can probably shave 20% if not more especially with the existing market.

  4. This house is on a very nice block btw. 4th & 5th. I have friends across the street who live in a house like this as a one-family, which would be ideal. We do need to see a floorplan, but I think a house on this block that was in really good shape was recently on the market (or sold?) for $1.795…

  5. The house itself doesn’t look neglected to me, from the pics that we can see. Obviously nothing beats seeing empty and in person, but I don’t think that people’s furniture necessarily reflects the overall condition in which they keep their house. Plenty of people around the country live in expensive homes but have cheap, old, or hand-me-down furniture.

  6. yes, i’d like to see a floorplan, particularly because it’s a 2-family on three floors. but “househunt” is showing his bias by concluding based on the decor that it’s neglected and needs a pricecut. it looks to me like the bathroom and kitchen are in fine shape, with a nice deck to boot. one question is what the rental looks like. but i agree with BRG that it probably needs a little haircut but is otherwise pretty well priced.
