Neither brownstone nor limestone nor brick, today’s pick is an Italianate frame house, which sits amid a row of such houses at 1323 Prospect Avenue in Windsor Terrace. A two-story, one-family home, it carries a price tag of $1,475,000.

For that sum, the buyer gets a three-bedroom duplex with a finished basement. It’s laid out in standard fashion: three bedrooms, one quite small, and a full bath on the upper floor. On the ground level is the living room, dining room, kitchen and a second bath.

The living room has bay windows and an original mantel. There’s a second one in the dining room, but no functioning fireplaces.

The kitchen looks pretty good, with white cabinets and a black-granite countertop. Beyond it is a deck that leads down to a yard, which appears to be paved. No bathroom is pictured, so it wouldn’t be a shocker to learn that they could use upgrading.

There’s laundry in the finished basement, alongside a good-sized family room that could be put to some kind of use — though it’s not clear what kind of shape it’s in.

It’s not a huge house, at 17 by 42 feet. Location-wise there are a couple of pluses — it’s near Prospect Park and the F train at Fort Hamilton Parkway — and one clear minus: it sits across from the Prospect Expressway.

All told, the words “pretty nice” come to mind. It’s not an architectural showpiece full of detail, nor is in a renovation project or a new-sheetrock nightmare. It’s not huge, but for a small family it’ll do fine.

The house, listed by Laura Rozos of Corcoran, sold in 2007 for $767,500. That’s just over half what the sellers are looking for now.

  1. I agree, the location is fine. There is a little park right there at the foot of the overpass, with benches. There are cafes and bars a block away. The landmarked firehouse is on this block. This block has hardly any car traffic.
    I had one of those arches leading to my kitchen. Took about 1/2 hour to demo and maybe $50 in materials to square off, a little more if you want molding around it. Not a big deal to fix.

  2. Hate to dog someone’s property. It’s a nice place, the arches have to go. Exterior has a lot to be desired. Location is not great. Wood deck will be a problem when applying for a mortgage. Priced a bit aggressively, but that’s Corcoran. Hope the seller examined the comps that Corcoran showed (often their comps do not match the building listed).

    • I live near there and it is actually a great location. Right next to train and a couple of blocks from park. I think it’s a real family neighborhood so I guess it depends on what you’re looking for. Agree about the exterior.
