We don’t have any color on this 4-story brick in Cobble Hill, but it just popped up on the radar screen today so we thought we’d bring it to your attention. The listing mentions standard amenities like hardwood floors and a woodburning fireplace as well as a mystery prize: a “separate single story structure nestled on the far end of the lot”. We had one of those too–it’s called a shed. But maybe this is something more. For $2.2 million we’d hope so! Anyone got an address to run through Property Shark?
Federal Style Townhouse [Brownstone Real Estate]
Great site and great information.
Hey Anon – perhaps ‘not many folks you know’ would want to live in Clinton Hill but how many folks you know have $2.2M to spend on their next place? As long as Cobble Hill brownstones are going for this kind of money I predict plenty of interest in Clinton Hill, projects or no projects.
I say that as a former Cobble Hill/current Clinton Hill owner. How about you?
i agree…not many folks I know would want to live in Clinton Hill, certainly not me…(say what you want about gentrification, but the projects aren’t going anywhere) but Cobble Hill is a totally different story…a very desirable neighborhood…
The house next door at 491 went for 1.58million in January 04.
Looks to be 489 Henry Street. A 3 or 4 family.
Well maintained….but doubt original details are intact. Looking in front window parlor -level room looks small. Nice front door.
$2.2 for this in Clinton Hill would be a complete rip-off. Cobble Hill gets a high valuation for sure. This could be priced reasonably but as previously noted, there’s not information much to go on…Totally depends on what’s on the inside.
At just over $500 a sq.ft. and if west of Court St. sounds very realistic to other asking prices today. (My guess its on Clinton St. but I’d have to take a walk tonight to be sure).
But little other info given – how many units, layout, renovations? (my guess not much). This
is why I like Corcoran – you can find out address – and usually lots of pics, and floor plan – few of these other brokers bother…and for the commission paid on a $1 or $2 million house – I would want a serious, marketing effort.
Why is it that when a place in Clinton Hill is priced at $2mm+, this website is all, Man, look at these prices!
But you think $2mm is overpriced in Cobble Hill?
Not for nothing, but even if a Clinton Hill place has a 5th floor… it’s ain’t no Cobble Hill. Location, Location, Location.
