HOTD: Borderline Prop Pushes It on Price
Brownstoner gives and Brownstoner takes away. Brownstoner gives and Brownstoner takes away. After singing the praises of Corcoran broker Rodolfo Lucchese’s listing at 116 Willoughby Avenue yesterday, we stumbled across another new listing of his that, unfortunately, is not as reasonably priced in our view. Technically just inside the Clinton Hill boundary (though lacking its leafy charm), this Gates Avenue house has little to recommend it. Much further East than the Willoughby listing and having been stripped of any detail by an obvious flipper/developer, this 4-story, 3-family place should be $850,000 to $900,000 not $1.1 million in our humble opinion. Anyone had an up-close look yet?
Gates Avenue [Corcoran]
I don’t think that picture is of the house from the outside. It’s supposed to be 4 story that’s 22 feet wide with 3 windows. Maybe it’s a picture of the view out the window 😉
They might be waiting for their new C-of-O… it can take a while.

fuckin liar’s .. it’s an SRO,, 1 A unit 6 B units
I don’t see a fire escape. Maybe there are sprinklers. Either way to be a legal 3 family, it must have a fire escape or sprinklers
Not many trees in sight, but that didn’t stop the Realtor from a claiming the house is on a tree-lined street. Must be some other section of the street …
The pics look exactly the same as the ones from a year ago, so I don’t think that any new renovations were done. In the mid 700s it might have been a deal.
…or someone bought it in the mid-700’s, did a crappy reno, and is now trying to flip it for $1.1 mil!
This place was listed about a year ago with Rodolpho and I believe it was in the mid 700s. It sat on the market for months then was gone. I assumed it sold, but maybe not and now their trying to have another go.
