It’s hard to find a real prewar three-bedroom in Brooklyn Heights for under $1.5 million that’s not on a low floor in the back of the building. This one that just hit the market at 11 Schermerhorn Street in Brooklyn Heights however seems pretty reasonable at $1,400,000. It’s on a high floor, has three real bedrooms and plenty of prewar detail. The only real downer is the kitchen, which is small for a pad like this and looks like it hasn’t been updated in a while. Another plus: The maintenance is only $1,363. Should go fast, no?

  1. No W/D allowed in the unit. But! Pet-friendly! They giveth and they taketh away.

    The kitchen may not be my taste, but it totally livable. Good location. (Personally, I like the convenience of this part of Brooklyn Heights because you are close to Borough Hall trains and all of your errand stuff, but adjacent neighborhoods feel easily accessible on foot.)

  2. no w/d is a drag. Many pre-war co-ops have that rule. They should figure out a way to allow it. Many people in Manhattan and in Brooklyn Heights have weekly laundry pick-up and delivery service, but still and all it is nice to have one’s own w/d.

  3. some people put too much emphasis on kitchens. It is one of the least important factors when deciding to buy a co-op IMO. In fact, I am wary of places with over-the-top kitchens as they feel they need to over ask.
