Here’s a nice FSBO that recently appeared in the Brownstoner Marketplace. While the building itself is nothing special for Brooklyn Heights, this apartment has been very nicely renovated (great job on the kitchen) and, at 1,038 square feet, is quite a bit of space for this neighborhood given the price of $699,000. There’s an open house tonight from 5 to 7:30 if you want to check it out in person. Sorry, open house was last night!

  1. The small bedroom had a closet that most owners removed — it backed into the kitchen, and that plus a refrigerator on that wall reduced the counter space to Fisher-Price size.

    Nice job on the kitchen, and although the floors throughout look great, they are in violation of the coop carpeting rules of !00% bedroom, 80% elsewhere.

  2. I’d buy this and use it as the one bedroom it’s meant to be. I wouldn’t call this vanilla, but rather “neutral.” It wouldn’t take much to make this your own place. The maintenance is typical for BH. It looks very clean. I like that!

  3. Owner did a nice job on the kitchen reno, for sure. Its a small galley, but nice. But, regardless of how it was marketed, that is not a 2nd bedroom. Its a dining area. The kitchen opens right into it and there is no closet. Every other building from that era that has this layout includes that area as a dining area, not a 2nd bedroom. Sorry, its just the way it is. I dont think a single buyer would be fooled to think its a 2-BR, and not a converted 1-BR. Sorry..

    Nevertheless, the market is what it is, and 2-br or convertable 1-br, I am guessing there will be one person who will offer near ask. All you need is one.

    Anyway, GL neighbor, I think you have it priced about right.

  5. This is kind of a wallflower building. What I mean is, I’ve walked by it hundreds of times without ever noticing it for any reason. We looked at 60 apartments earlier this year all around BH and Cobble Hill before we bought, and never had a thought about this building.

    Just sayin’…

    re: maint/cc – $1.28 psf is pretty much the norm for BH. You get lots of explanations why (RE taxes, underlying mortgage, et al), and there are plenty of alternatives if its a big issue for you. But comparing apples to apples, its just an average maint/cc for the nabe.
