This fancy duplex at 35 Prospect Park West was a Co-op of the Day when it hit the market in June 2008. The asking price back then was $4,950,000. It failed to sell at that price and since then has suffered the indignity of another four price cuts, the most recent of which (in September) brought the price down to $3,000,000. It’s a beautiful apartment so how low can it go? That maintenance of $4,227 can’t be helping.

  1. Maly, the “dropped ceiling” look is due to the super wide angle lens many real estate brokers’ photographers use. It’s a very unflattering view of a room. I always wonder how many buyers don’t bother to go look at a property because the photographs convinced them the ceilings were 6 feet high.

    By Emery Roth, I believe. Same architect for the Beresford, Majestic and El Dorado along Central Park West.

    There, a similar number will set you back 12-20 million.

    So this is a bargain(relatively speaking).

  3. $0.90/sf in a full service building is very reasonable. It adds up to a big number because this apartment is humongous, but it’s actually fairly “reasonable” – if living a 4,800sf duplex is reasonable, that is.
