Co-op of the Day: 240 Prospect Place, #9
Just last week we featured a co-op for sale through Corcoran at 240 Prospect Place in Prospect Heights and now another one has popped up in the Brownstoner Marketplace through Warren Lewis. Just last week we featured a co-op for sale through Corcoran at 240 Prospect Place in Prospect Heights and now another one has popped up in the Brownstoner Marketplace through Warren Lewis. This one’s also a two-bedroom (it clocks in at 1,100 square feet), and from the photos has a similar layout. (The mantel is exactly the same, that’s for sure.) It’s also on a higher floor and has a slightly nicer kitchen, which may explain its asking price of $795,000 (versus $725,000 for the one on the lower floor). Nice pad, that’s for sure.

I checked this place out too. It is only three flights up (on the fourth floor ), but I barely noticed after I saw how much light this aparment gets with three sky lights. Plus, did you see the private roof deck with the views of the Manhattan skyline?
m4l, you’re right. In fact they should charge a premium since you get free cardio workouts and buns-of-steel with this apartment.
If it’s on the 5th floor I suppose they figured maybe adding the w/d would reduce the number of trips down to the basement for laundry.
BSD, time to hit the gym.
I went to the open house at this place. The unit is nice enough inside, but the 2nd “bedroom” is usable as an office at best, and we nearly passed out from the 5 flight walk up the stairs (not very wide stairs either).
I love the paint colors and the details. The building looks very nice as well, but isn’t it really expensive for a walk-up in PH? It looks about 1,000sf, and the outdoor space is accessed from the public stairs, it seems really high.
It’s nice to have a washer/dryer, but it’s in the closet in the aforementioned tiny second bedroom?
This place is overpriced by $150-200k.
That second “bedroom” is a tiny joke.
