And while we see some telltale signs of a sponsor renovation, we will say that this kitchen looks better than most. There’s no square footage or floorplan provided so it’s hard to know exactly what to make of the monthly maintenance of $1,360 and asking price of $915,000, but they don’t seem crazy to us.

EP is pretty quiet, but I would use a BR off the street. PS 9 is the zoned school, and is doing well. I live on the block
re: noise
I think not. 1) the setback on the building is signifcant, and 2) that stretch of EP has a service road, e.g., you’re actually directly on top of the EP.
Looks like there would be cat hair everywhere, would need a deep cleaning that would cost at least $1K. $914K seems fair.
From the pics layout doesn’t see quite as nice as #4c, which seems near idea to me for a place without outdoor space.

How is this not a good deal? I profess I don’t know the zoned school for that area, but any real 3/2 west of PP is going to be well over $1 million (a few walkups in non doorman buildings excepted).
Re noise: I think EP is wide enough that noise isn’t really a huge problem. But I’d want to go there around 830 a.m. to find out.
What’s the noise like on the 2nd Floor facing Eastern Parkway?
The crazy thing is that almost every broker in Brooklyn has this listing on the NY Times website.
