And the fact that it’s on a corner means lots of windows. All good. The monthly maintenance is a modest $896 and the asking price is $725,000. What do you make of that?

Heather, someone with one kid would buy this apartment for $725K in the 321 zone, just to get a foothold until they’re registered for kindergarten. No one’s going to do that for PS 9.
High 5s. Low 6s tops.
PS 9 is a big enough draw that they couldn’t accommodate all of their pre-k’ers in zone this year.
That being said, wow, that’s expensive and small. It is making me think the place on Pacific in Crown Heights for about $400K is not a bad deal.
blowfish, I acknowledged the location and unit is good but are you telling me this will be able to get the 725k ask which I think is a ton more feasible if it was in North Slope?
It’s all about the square footage, and there’s no way to evaluate this asking price without it. That said, this is not a family apartment, since the “guest bedroom” is too small (it might work for one baby, but only temporarily), and anyway, P.S. 9, which supposedly is improving, is not a big draw. Are there a lot of couples/singles looking to spend over 700 grand on a walk-up in Prospect Heights?
Nokilissa…thanks it really is strange to see. Not sure if it is the right floor though, but my uncle lived downstairs from her so if its on the 3rd Fl makes some sense. I don’t remember two bedrooms (I was 7)but it is possible I guess, but I do know for sure that there was not two bathrooms. My guess is it was one long bedroom combined with the master bath and the hallway running through to the living room. Dont know what the guest room would have been…would make for a really large and ackward bedroom. I do remember the bathroom right when you walk in (ps also where she died). I also remember having to leave before it got dark to get home because the neighborhood was so bad.
kitchen not great. looks like there’s plenty of common space and storage, so who care is second bedroom tiny. but where is the sq footage? makes me mad

Aw, Bpjay, I love that you recognized it straight away as your Grandma’s place, and an apartment in which you can remember playing as a little kid.
I disagree with the one bathroom folks. Two is really nice to have, even if one is simply a small half bath.
I think they did a nice job with this — though I’d have likely shaved off a bit, ,at a diagonal, of the entry hall to give the guest room more space.
