Co-op of the Day: 55 Seventh Avenue, #4

This two-bedroom co-op at 55 Seventh Avenue in Park Slope should hit a lot of buyers’ sweet spots, though we suspect a couple with one child or someone who wants a home office will be the ultimate buyer. The floor-through pad is extremely charming, with lots of original details and a nicely renovated kitchen. There is only one bathroom though and the second bedroom is on the skinny side, so we’ll see how the asking price of $695,000 flies.

I always loved this building from the outside. I went to an open house once a year or two ago. The common areas were dumpier and not as well kept up as I would have expected at those prices. The apartment itself was also a bit of a disappointment. Bad layout.
Agree, Gem- that kitchen is ugly and the layout is very awkward.
eeks- that kitchen is straight 1987 yo! – ouchies need to dump $20K into making it look like something nice
sorry – not WORTH $69K5 or $649K at all!
agreed with the posters above – that’s a craptastic layout. We saw a co-op on 12th street btwn PPW and 8th for $550K – same layout and the kitchen had already been done, we actually really liked the place but we couldn’t get our heads around the awkardness of the layout
Drop the price, market it as a solid 1 BR with a den/study/office or baby room and call it a day!
Thx Maly, it seems appealing, but new construction scares me as I don’t know how to evaluate the quality of how it’ll hold up. I’m so-so on 4th ave., not a hater though.
Hah, that was the exact comp I was thinking of when I made the comment, 11217. Also the slightly more expensive one at 209.
Think all three of the co-ops on Lincoln (209,225,235) have solid financials IIRC. I have looked at places in all three.
Not terrible.
The second bedroom could be a closet since I did not see any closets.
also, there is only 1 bathroom…..yeah, that’s how they made the tenements back then.
how many bathrooms does one need in a 1 bedroom?????????
How bout this one BSD? 1200 sf and in Prospect Heights…

BSD, have you checked the Argyle? It’s the best located of all the new condo buildings in Park Slope. They have this one still for sell, and they’re trying to close up shop, so why not try your 750K?

Better deals? If you can find me something around 1400sq.ft. for $750k I’ll smooch you.
