Selling ground-floor apartments can be tricky, what with the lack of light, views and, sometimes, privacy that can come with them. Apartment 1C at 76 Remsen Street in Brooklyn Heights has a very nice prewar feel to it. In addition to the original floors and moldings, the apartment has two bedrooms, a dining room and a small juliet balcony. Based upon the photos though, it does have some of the aforementioned challenges. The 1,000-square-foot co-op hit the market back in the spring for $849,000 and was reduced during the summer to $815,000 before changing brokers last week. The price-per-square foot is low for The Heights and the apartment did trade for $830,000 back in 2007, so what do you think is the magic number for it now?

  1. What is a “bedroom”? (Source: NYC Administrative Code § 27-2004, -2076, -2058; MDL § 1-4-18)
    • Definition: A bedroom is a living room used for sleeping purposes.
    • Size requirements: Generally, a bedroom must have minimum dimensions of 8 feet x 8 feet x 8 feet. A bedroom must also have a minimum floor space of 80 square feet, and must be six feet wide at its narrowest part. However, if the apartment contains three or more bedrooms, half of the bedrooms may have minimum dimensions of 7 feet x 7 feet x 7 feet.
    • Lighting Requirements: All bedrooms must have at least one window that opens to a street, yard, or court on the same lot.
    o The window may also open to a balcony that opens on a street, yard, or court.
    o The total area of the windows in the room must at least be one-tenth the floor area of the room. All required windows must be at least twelve square feet in area.
    • Additional Points:
    o A room may not be counted as a bedroom if it is a: kitchen, foyer, bathroom, water closet, dining room, dinette, dining bay, hall, corridor, or passageway.
    o A room may not be counted as a bedroom if an occupant must pass through it to reach other parts of the apartment

    So a window and minimum size are requirements; a closet is not.

    Three feet of that seven feet four inches are eaten up by closet and bathroom doors that open into the room. That gives you a whopping four feet four inches of width to work with–so, no you can’t put a full size bed (width of 4 feet six inches) in there. You’re stick with a twin bed jammed into a corner with no other furniture.

    Notice in picture 9 that there’s only room for a crib and a small chair in there. That’s it.

    It’s a baby room, or small office. not a legit bedroom.

    As for the rest of you, I went to an OH in this apartment on Sunday, and, putting aside the dealbreaker for me being it is, at the moment, a “no dogs allowed” co-op, I really like this apartment, and as people here will tell you, I’m very picky.

    Entrance is in the back of the lobby, off Remsen, so, yes that makes it 1st Floor. But, due to the way the building is elevated, the apartment is actually on the second floor, i.e., one story above the gardens to the east and Grace Court Alley to the south.

    Can’t speak to the pictures, but the apartment got a lot of light from windows on 3 sides and was not at all dark. It’s in move-in condition, though I’m sure I’d gut the kitchen eventually. 1/2 bath en suite is just fine for what I would use as a guest room/home office.

    And, for me, you can’t beat the location. Exactly where I’d want to be, plus it’s got some outdoor space with nice garden views, which is what I’m about ready to give up on. And I have no problem with that maintenance for Brooklyn Heights, particularly since I’ve been prepared to pay far more in maintenance, not happy, but prepared.

  5. Edwardian Five apartment – formal dining room, small maids room. Now we call it a home office or nursery. Whatevs on it being 8 inches short on one side – that is just seriously stupid, pedantic, argumentative. It’s got a door, a window, a closet, an en suite half bath, you can fit a full size bed in there, it’s 71.5 sq ft, but let’s quibble because it is less than 8 x 8 (64 sq ft).

    CGar had little interest in this one when it CotD less than six months ago.

    FWIW, seems a bit overpriced ($50-100k), and I’m one of the biggest bulls around here. Kitchen needs to be blown up, but even when you are done, you’re living in low light dungeon. It does have positives (bike storage, outdoor space), but not enough to overcome the objections at that price.
