Co-op of the Day: 14 Prospect Park SW, #44
This two-bedroom, one-bath co-op at 14 Prospect Park Southwest in Windsor Terrace is looking pretty nice to us, especially given the asking price of $515,000. It’s not huge, but it has prewar charm, overlooks the park and has a tastefully modernized kitchen. On top of that, the maintenance is only $720 a month. Sounds pretty…

All you guys beat me to it. It tis not a true bedroom for the reason broadwayron mention. No closet in the one BR. I looked at a rental and thought it was too small for two mature adults. Maybe college kids who aren’t claustrophobic.
There must be a way to put a door where the closet is to make it a true 2 bedroom
Don’t like bathroom location
“You have to walk thru the dining room/bedroom to get to the other bedroom, right?”
Yes.
Floorplans are on SE…

It’s odd that there are so many units in this building (and the neighboring ones) with this strange FP.
At least the rooms aren’t super-narrow, like in a brownstone floor-thru. They are all pretty squarish.
This one has a floorplan: http://bk.ly/udn
I think they are all the same. Another one of these was COTD a few weeks back but is in contract. All of these buildings are the same.

How does anyone know the size of this place? Am I missing a floor plan?
It looks very nice but I’m not good enough to piece together proper layout or size without a plan.
Can’t believe I’m saying this, but price actually doesn’t seem too unreasonable. Really nice looking apartment
Do I see two doors in the actual bedroom? If so, looks like it would work fine as a normal two-bedroom to me with the added flexibility to open up the main room
Carrera marble is just so gorgeous.
I went to a couple OH’s in this building and I think 16 PPSW, but I believe they all have the same floorplan. That’s the biggest drawback- man, it’s weird. The kitchen opens into either a bedroom, or a den. It’s shouldn’t be called a 2BR, because only one of the rooms has a closet. I’m not sure I could get over the strangeness of having a room trapped between the bedroom (or office) and the kitchen. If you put a door on one side of the kitchen, you could only access the adjacent room through the other bedroom.
This one looks like it’s pretty nice, though. Similar to one I saw for 499K (I think)- nice renos, but still kept a lot of the pre-war charm. Plus, having a park view is very cool.
The wildcard is the layout, though… will only work for a certain group of folks.
Nice reno. That second bedroom looks to be a decent size from the pictures. Most second bedrooms in 2 bedroom apts are usually small. Without a floor plan tough to see but relatively speaking this is a two bedroom.
