This penthouse at 150 Joralemon Street is not your run-of-the-mill Brooklyn Heights co-op. The high ceilings, views and outdoor space are all pretty sweet, and, for $1,474 square feet, the asking price of $925,000 seems positively low. The reason? The maintenance, at $2,591 per month, is painfully high. Still, cool pad for the right buyer.

  1. Why would anyone buy this…Maintenance is an absolute deal breaker. You never get your maintenance back, I would much rather pay more for an apartment with low maintenance than vice versa. High maintenance is often a sign of a poorly run building as well

  2. Who are you sharing with? One other unit, or is it shared from the whole building? Is there some other access to the second level via the terrace that does not involve a spiral staircase?

  3. That kitchen – well that kitchen needs a match and a gallon of Gas-o!

    $2600 a month in CC?!?!?!? WTF! On top of your mortgage?

    And as far as I am concerned sprial staircases are not safe for people, elderly, dogs, kids – maybe cats who use them to kill you.

  4. Let’s start with the basics:

    1)
    This is not 1450 sq feet unless you count
    a) the roof terrace
    b) both top and bottom of your spiral staircase.

    Adding up the numbers on the website (and estimating generously) got me to 1200 sq ft, including the staircases.

    2) How do you get furniture up to your ‘upstairs’? Notice that nothing in the picture is very big?

    3) No washer-dryer. Or I guess you can just have a washer and put your clothes out on a line on your roofdeck.

    All in cost to own this baby is roughly 90k/year. You can rent a brownstone for that.

  5. I echo those who say they’ve never seen an apartment they like in this building. This is the first that comes close. Spiral stairs would have to be replaced. I won’t even discuss the kitchen. Maintenance is easily $1,000 more / month than I’m willing to pay. And I love the roof deck, but not the idea of a shared roof deck outside my bedroom!

    Have to disagree with Ringo slightly – until three days ago I would have said I have never seen a unit at 150 Joralemon I found appealing. This is a pretty sweet pad. Sure it has some objectionable items (kitchen, spiral stairs, high cc), but I bet someone comes along fairly quickly and decides none of those are deal breakers. Lets face it, nearly every apartment in NYC requires some level of compromise.

    Eight rooms for under $1M in a prime nabe is pretty rare. The high maintenance charge is the obvious reason, but that fact along is going to make somebody swoon.

  7. I’ve yet to see a place in this building that appeals to me. But you have a lot of room here to work with if you had the money. Top of my list: put in real stairs.

    The maintenance is also a deal breaker for me.

    (those one hanson ads on the other hand are very appealing.)
