This prewar two-bedroom at 30 Ocean Parkway in Windsor Terrace has a nice feel to it: Prewar details, nice light and windows, cool lobby. The layout is also quite generous, though the lack of a second bathroom might be less-than-ideal for some folks. The monthly maintenance is $1,078, about what you’d expect for a 1,100-square-foot apartment, and the asking price is $469,000. Decent deal?

  1. I live at 40 Ocean Parkway and envy the 30 Ocean Parkway owners, they have a really well run building. 80 per cent owner occupied. The Art Deco restoration of the common areas IMO is one of the best in the city. The commute is 35 minutes to Midtown on the F Train.
    Brooklyn Commune, a new cafe and community market is about to open around the corner. The Vanderbuilt Playground, a couple of blocks away in Prospect Park, just reopened after an extensive renovation – it’s a kids paradise! Jaya Yoga East just opened up a new Yoga studio over the walk bridge on Fort Hamilton Parkway. Brancaccios Food Shop offers gourmet italian takeout. Crossroads Cafe beside the F Train make great coffee and paninis. This is a family friendly, undiscovered corner of Brooklyn.

I’m from this corner of the hood too- but I was never a fan of Ocean Pkwy- The Buildings are nice and the apartments inside are huge but it always had a very desolate feel to it being right across from the Fort Ham entrance ramp and the Prospect expressway. However they are very close to the train and park and stores on Greenwood and Prospect.
    The only bad thing about this part of the neighborhood is that all the stores close by 10 and its ALWAYS been this way. Up until about 9 or 10 years ago there was a Dominos Pizza where the Cynthia King Dance Studio is now. If you were hungry or thirsty after 10 that was a great option to have!(sadly they moved their location to 5th ave):(- now the only closest late night options are the grocery store on 10th and 17th, 24 hour stores on PPW or On the Run at the mobile station on Fort Ham.

    Bolder- The express F wouldn’t stop at Fort Ham or 15th street(there’s no express track at these stations)It would go straight from Church ave to 7th ave so if anything the express F would make Kensington more desirable. Unless you’re talking about getting off the Local train at 7th or Church and waiting for the express(I guess that could work!)

    Either way its a great place to live and i love having just as quick a commute to downtown Manhattan as i do to Coney Island!

  3. I like that corner of WT — very tidy and green. Good location if you have a car. Nice space for a family with one child, too. Price seems a smidge optimistic given the maintenance, but you’d have to look at recent history of increases etc. Once the F train goes express this area will be more desirable, I think.

  4. FYI, I live a few blocks from the apartment and there are many amenities; Prospect Park (it doesn’t get better than that), the tennis courts, the stables and the train, of course. Prospect Ave now has Juice Box (a great wine store recently heralded by the New York Times)
    and some other new businesses are coming in.

    As for the other sales mentioned, those were apts that needed a lot of work. Apt 4J closed in February for $520,000. Yes this has a 2nd bathroom, but it is the same square footage and the buyer also is putting in about $100,000 into it- needed a new kitchen and bathroom, etc) This one is in mint condition.

    And the building is beautiful and very well run with a great sense of community.

    Also, the floorplan was made by an architect so it is 1100 square feet.

  5. I looked at a few apartments in this building a couple of years ago. It appeared to be a very well run building, but I agree that the maintenance is too high.

    The main problem I had with the place is that is in a isolated corner of Windsor Terrace, and not really close to any basic amenities.

    If you check Streeteasy, you’ll notice that this apartment was listed last year at the same price, but with the more realistic declared dimensions of 1000sf.

    You’ll also notice that 3H sold a couple of months ago for $361,000, and 2H sold the same month for $370,110. This leads me to believe this unit is overpriced by about $100k.

  6. Sorry but $1,078/mo maintenance is outrageous, imo, and not about par for 1100 sf. They can only get away with this in lower-priced buildings… and in turn, this kind of maintenance will keep them very lower-priced. Bad for owners who hope to have their home appreciate.

  7. Call me crazy but I just don’t see how paying that much money for an apartment and then still paying almost 1100 a month for maintenance is good. I guess its a way of preventing a bed influence from moving in, considering most of these apartments were cheap rentals 15-20 years ago.
