This ground-floor one-bedroom at 75 Henry Street in Brooklyn Heights just hit the market asking $349,000. The listing claims the 895-square-foot is “priced for a quick sale,” which maybe it is on a per-square-foot basis for the neighborhood, but the broker’s not doing anyone any favors with the listing photos. They’re some of the worst we’ve seen on Corcoran (which usually does a great job with them) in a long time! Gotta put your best foot forward in this market.

Actually, looking at that maint. and the size of the place, it’s the same as what you would pay at Concord Village which isn’t that far away.
Also since the apartment faces west you’d get a lot of sun in the afternoon. You could also do a pretty basic renovation without spending too much to fix up. While the building may not look nice on the outside I don’t think that matters if you make the inside nice.
I went to a townhouse open house a couple of years ago. If you’re coming from a small apartment, you might think it’s nice, but there’s really no comparison (size or finishes) to an older house in the neighborhood.

Minard, townhouse #51 is up for grabs, but it’s apparently in estate condition as the listing notes that it need a “good dose of TLC”.
I’d love to see the inside of one as well.

I don’t get this (because it actually seems kinda cheap)… yeah, the maint is pretty high, but includes utilities (that can be 300+/mo in the summer). And, the building is ugly as hell, and there’s no view.
But, look at the same line apt (22B) on SE… I’m assuming a very similar layout, seeing as how the maint is close, and they are both B-lines. They are asking 750K for 22B! how much is a view worth? (I really don’t know- never had on in NYC.)
I’d like to put about 100k into the place, if I could roll it into the mortgage, and I think it’d be a pretty good deal. (On the surface- who knows, the building might have financial problems, or there may be something else wrong- I have no idea.)
(I also don’t know if it’s even possible to roll construction costs into a mortgage- I doubt it nowadays.)
I kinda like this place (for the price).
The Co-op has super-cheap parking for residents… $80 per month in the tower, and $50 per month for the townhouses.
Private terrace? It’s looks like a private walkway with cheek walls.
If the maintenance is equal to the rest of the neighborhood, are the services as well? I’m inclined to think not. Once a Mitchell-Lama,….

It is a depressing-as-hell dark canvas with awesome potential. I’d say this place goes into contract within a week.
