Co-op of the Day: 135 Eastern Parkway, #15L
If we were in the market for a one-bedroom right now, we’d be thinking pretty seriously about this new listing at 135 Eastern Parkway. The monthly maintenance is $830, which isn’t too bad considering it’s full service building. The asking price is $389,000. Think they’ll get it?

This is a lovely building, great location. Hardly prison-like when you see it in person. And milk (including multiple brands of organic milk) available right around the corner at a Key Food.
I do agree with qualmly in that I personally can’t bring myself to pay the price of a full-service building. I looked at an apartment in Turner Towers once, and when I found myself thinking in the lobby “I’m not paying for flowers on the lobby front desk,” I knew I probably wasn’t going to end up in a doorman building. But that’s a decision everyone has to make for themselves.

huh. are they an advertiser or something? sort of looks like living in an enormous 15-story prison to me.
so…you put down 20%, your monthly payments are $2,545 (that’s a hell of a rent for a 1 bedroom on a block with nowhere to buy milk), and 30 years later you would have paid $617,257 on the mortgage, and you’ve also paid $298,800 in maintenance. honestly, i do want to buy my own apartment, but i am losing faith in the point of it.

What does LR mean?
The price certainly looks reasonable and what they do show is lovely, but the absence of ktichen and bathroom pictures is a red flag.
A friend of mine sold an apartment in this line for $429K a few years ago. That place was on a lower floor. The layout was nice and the apartment got good light.
The LR floors would need to be replaced, but no problem. No kitchen or bath photos. I like what I do see: good location, lots of light, nice pre-war feel.
LR floors a bit beat up, but looks pretty decent.
