After being listed unsuccessfully last year for $425,000, this one-bedroom co-op at 915 President Street remeerged last week with a new price tag of $387,000. The 620-square-foot pad is located in a brownstone building and definitely has a nice prewar vibe; it also has a few funny design features, most of them found in the kitchen. Overall, it looks like a decent amount of space for the money given the location and building, but the buyer will have to not mind hoofing it up a few flights of stairs.

  1. sadly this apartment is a mess, i saw it twice. the location is perfect but the ceilings are a disaster (dropped to protect from roof damage) and there is no laundry permitted in the building. the bathroom is also unpleasant. but it could maybe be beautiful for someone willing to do a major renovation.

  2. That’s the smallest looking 620 sq ft I’ve ever seen. I had a place a while ago that was about 650 (measured), and it looks like it was 200 sq ft bigger than this place.
    Yeah, the cc’s are way too high, also.

  3. Snappy, you’ll have a tight bunny bum in no time living in a 5th floor walk-up. This place is too small though. I walked five floors to live in 1,400sf at half price; to do it for a little box would be depressing.

    Oh yes I’ll mind! Even with gold gilded railings and silk carpet, it’s still 4 flights of stairs.

  6. Ok. Time to put my foot in my mouth. Yesterday I moaned about ridiculously large bedrooms, wondering how much space one needed for sleep and sex. I still stand by that rant, but damn, I’d also hate to have a bedroom so narrow that I’d have to grease my hips and bum with an entire can of Pam just to get in there. That little sliver of a space is the bedroom? And that one tiny closet just ain’t gonna cut it.
