In addition to an attractive kitchen (or island, at least), the two-bedroom triplex (which is currently listed in the Brownstoner Marketplace) also features a 444-square-foot private deck that’s been landscaped. Given the outdoor space, the low monthly common charges ($453) we could see the 1,061-square-foot pad getting close to its asking price of $839,000. Can you?

I went to the open house on Sunday, and it was very busy. The owners were at the property, and were incredibly nice. The property wasn’t for me — low ceilings, rear exposure, small dining area, general dorm-like feel to the building and common spaces — but I’m guessing from the quick acceptance that the offer was close to ask. It’s nice to see a deal work out for FSBO’s.
If you click the floor plan and then right click on the actual picture of it and choose “View Image” it will bring up a much larger picture of it.
It’s really only a duplex with a roof deck. One Floor has the kitchen/living room with a 3/4 bath and bedroom off of it (the kids room it looks like). The next floor is just the master bedroom and bath and the 3rd floor is the roof deck and washer and dryer and HVAC system.
Well, according to the owner, they already have an accepted offer — just sent an inquiry.
Anyway, the listing on the NYT site had a much clearer floorplan (hence my inquiry).
Needs better photos. These ones make it look rather cold and unwelcoming. The LR looks very small, but may just be the photo again. And yes, can’t tell much without a proper floorplan.
Anyway, if it’s really everything they say – 1000+ sq ft plus a terrace in this location – then the asking price should not be far off.

BSD is right: the floorplan is utterly useless, which makes it impossible to evaluate anything meaningful aboutt the apartment.

holy crap, there is an awful lot of furniture in that room. unclutter that!!! there are enough seats for 40 people in that room.

Does the sq.ft. quote include the 444 ft. of outdoor space? God I hope not. Curious how much space per triplex floor (or is roof considered one of the 3 floors)? Useless floorplan pic.
